There are three different types of condition assessments: Facility Condition Assessments (FCAs), Property Condition Assessments (PCAs), and Building Condition Assessments (BCAs). Assessments can also be completed for typical consultant disciplines such as structural, mechanical, electrical, and plumbing. Assessments can also be provided for specialty disciplines such as heavy timber or log construction. There are also many different levels of detail that can be included in a condition assessment, ranging from a brief walk-through to detailed management tools.
Richaven works with specialty consultants when it is warranted to provide material testing and analysis of historic building materials with the goal of developing requirements for in-kind repair and replacement of historic building fabric. Common materials sampling, testing and analysis includes masonry mortar, stone, brick, terra cotta, wood, and more.
